5 things to check before you rent a flat

Water, power, walls, the agreement and the neighbourhood: a quick checklist before you sign.

Before you sign a rental agreement, check these five things.

One, water. Turn on every tap and check the pressure, at different times of day if you can.

Two, power. Test every switch and socket, and ask what happens during a power cut.

Three, the walls. Damp patches and peeling paint usually mean a leak somewhere.

Four, the agreement. Read the notice period, the deposit return terms, and who pays for repairs.

Five, the neighbourhood. Visit at night too, and see how it feels. Ten minutes of checking can save a year of regret.
